A LEVEL ALLIANCESFOUNDERS' COUNCIL HANDBOOK Türkçe

The ring that fills the weekday.

The Workspace Ally

Retail is dead on a Tuesday morning. A members' workspace is not. This partner puts a few hundred people in the building on the days the shops would otherwise be empty.

01

What this ally is

A flexible workspace and business club inside the floor: desks, meeting rooms, and a membership.

It does two things at once. It fills the weakest hours of the retail week with people who are already in the building and will buy lunch and coffee. And because members pay monthly, it is the most predictable income in the whole project — the one line you can forecast.

02

Who it suits

  • Operates flexible workspace already, with occupancy and retention figures to show
  • Has run workspace inside a mall or mixed-use building — office-tower experience alone is not the same thing
  • A business-to-business sales team that can sell corporate memberships
  • Can run a community, not just a floor of desks
  • Will work on a revenue-share basis

03

What you put in

  • Its share of the cash, paid in three instalments
  • The build-out and operation of the workspace
  • Membership sales, including corporate accounts

04

What you get back

  • 4% of the company
  • Membership and desk revenue
  • 4% of any profit the company distributes

05

What you would actually do

  • Open and run the workspace and keep it full
  • Define the membership tiers and sell them
  • Send members to the food, wellness and events partners
  • Hold the weekday daytime occupancy targets

06

How the shares are earned

Two tests, both of which must be met: paying each cash instalment on time, and meeting the agreed service levels — occupancy, how many members stay, and what it adds to weekday daytime traffic.
